Where is Fairway Estates located?

Fairway Estates is conveniently located in Florence, Oregon, just minutes from shopping, dining, schools, the beach, and the Historic Old Town District. The community is adjacent to Sandpines Golf Links, offering scenic surroundings and easy access to outdoor activities.

How many homesites are available?

Phase II of Fairway Estates includes 41 residential lots, with a mix of golf course frontage and interior lots.

What is the price range of the homes?

Homesites and homes in Fairway Estates are competitively priced. New custom homes currently start in the $650,000 to $990,000 range, depending on size, finishes, and location within the subdivision.

Who is the builder? Can I choose my own builder?

Our preferred builder is Justin Kramer of Kramer Construction, known for high-quality craftsmanship and customizable home plans. In some cases, buyers may bring their own builder (see listing brokers for details), subject to approval and community design guidelines.

Are there HOA fees? What do they cover?

Yes. Fairway Estates has a Homeowners Association (HOA). Fees are modest and cover common area landscaping, gate maintenance, and community amenities.

What utilities and services are available?

All homesites include access to city water, sewer, and power. High-speed fiber optic internet by HYAK and cable services are also available in the subdivision.

Are there design or building restrictions?

Yes. Fairway Estates has CC&Rs (Covenants, Conditions & Restrictions) and architectural guidelines in place to maintain property values and ensure a cohesive, attractive neighborhood. Standards apply to exterior finishes, landscaping, and building timelines. Build times are approximately six months.

Can I reserve a lot now?

Yes! Reservations are currently being accepted. A reservation secures your preferred homesite while you finalize building plans. Contact us today for details.

What amenities are nearby?

In addition to golf course access, Fairway Estates is close to beaches, lakes, the Siuslaw River, trails, and Florence’s Historic Old Town district with shops, restaurants, and events.

Will there be golf course memberships offered as part of the home sale?

Yes. Each home sold includes a one-year golf membership for up to two people to the prestigious Sandpines Golf Links, with direct neighborhood access to the course.
